Also a strong pre-approval can provide bargaining power down the road. Have a meeting with your real estate agent to discuss what you are looking for in your new home. Establish the best method for your agent to send you listing updates and communicate with you. Tap into his or her knowledge of the local market. When it comes time to make an offer, your agent will represent you in negotiations and work with you and your lender to ensure a smooth transaction.
Shop Smart - Expect to pay more for a showcase home, however, if you consider a fixer-upper you might find a great home for less. Judge the property’s structural flaws more harshly than cosmetic ones. It can be expensive to repair major defects or to make changes to the floor plan, but new carpet and paint can do wonders for a home. Location is important in more ways than one. Even if the location seems perfect for you right now, be sure to think about whether it will appeal to a large pool of buyers some time down the road.
Make an Offer – To write a winning offer sit down with your agent and look at comparable home sales and active listings. You don’t want to pay too much, but you also don’t want to miss out with a low ball offer. Also look at how long the property has been on the market. If the listing has been active for a considerable amount of time the seller might be willing to except a lower sales price or provide concessions towards closing.
